- Three small-ish repairs that should be done soon
- the closing valve for the downstairs door. It was agreed that a replacement would be easier to do than a repair. As of now, the door slams shut, which is alarming and possibly hazardous.
- replacement brackets and an end cap are needed for the gutter along the exterior roof over the vault. Jo has broken pieces, as samples (which I've been carrying around for the last millennium; if they might be useful to anyone willing to purchase them, I'll let you have them.)
Purchases: The Town has an account with Grover's. I don't know if we have one at
Poole's or not. Ask Claudia about proper procedures; she's got the Town's
exemption# or can perhaps provide you with a "letter of introduction."
- An Exit sign is needed at the right steps of the stage; the doors swing the wrong way; we should rebuild that fire escape.
- Upper window-washing: Jo has seen in the myriad catalogues that come around, a
rod with spray apparat you can attach to a hose. Possibly one could rent same? But, how would
they work on interior windows? Comments?
- A warrant item will provide for Walt Gorneau to paint, I think, the east wall
of the Town Hall this summer.
- Jim McQuaide presented plans for adaptations of the Town Hall to comply with ADA requirements.
- Plans A-1 and A-2: Over the vault, a small addition to include a cloak room and an ADA-accessible toilet.
- Sue asked about the new plumbing code in re public restrooms. Jo expressed doubts about the wisdom of plumbing over the storage area for vital town documents and historical materials.
The vault roof is not concrete; the sealant foam on top of it was applied after
serious flooding which destroyed much archival material. Prevention of future
water damage is a major concern. Sue mentioned EDPM rubber roofing.
- A baby-changing station was suggested.
- We would need to relocate the voting area, either down under the windows, or over at the other side, where there is now a bulletin board and tables.
- Plan A-3: At the rear entrance, the "ladies' room" would be removed to allow a 5-foot turning access for wheelchairs. The ramp would lead diagonally from the door through the former restroom area. The old ramp location could be leveled up and converted to steps. The portion of the former restroom not filled by the ramp could be made into storage closets for custodial supplies.
Our "illegal" ramp, if it were to be extended at the preferred slope, would stretch 36
feet, like a serpent around the downstairs room! (We could use it for skate boarders?
- Obviously, both restrooms (see above) would become "unisex."
- Kitchen and boiler room would not be affected.
- A 3-foot platform-lift might be added to the steps, approximate cost $5,000. Or R-Bars.
- Projected cost of basic construction: $20,000. Less, if with volunteer labor.
- Sprinklers: Probably not feasible. It was recommended by some to speak to the Fire Marshall first, presenting him with a phase-in of the above plans. Others spoke of insurance requirements and maintenance, the need for a cistern for water to activate the sprinklers when turned on, at a capacity of 500+ gallons and a special valve for a fire truck hook-up.
- Jo said that LD 1 restrictions made it unlikely that major improvements could be voted in this May. Although it would be less expensive to do all alterations at the same time, in view of budget limitations, it would be preferable to do them gradually, for annual budget allocations. It was agreed that priority should be given to Plan A-3, which could be done in several steps, spreading the cost.
- CEO Dabney Lewis and Fire Chief Barry Johnston should be consulted.
