SITE WALK, MARCH 28, 2009
A site walk by the Edgecomb Planning Board of the property
at Map 6, Lot 45, owned by the estate of Suzanne Ripley,
took place on Saturday March 28, 2009
at 9 a.m. Members present were Chairman David Boucher,
Vice chairman Katharine Braid, Bruce Cameron, Jarryl Larson, and alternate Jack
French. Fred Nehring, land surveyor and
applicant, and Byron Johnson were also present. Barry Hathorne and alternate Pat Jeremiah
were absent.
The site inspection began at a marker at the northeast
corner of Lot 1 of the proposed Ripley Ridge Subdivision
on River Road, where
wetlands were visible; then south on River Road
to a marker, the boundary line between Lots 1 and 2 where a proposed road will
enter the two lots before dividing into two driveways. This appeared to be a low area and part of a
wetland; and although wetland vegetation could be seen
at this point, there was a foundation of a house nearby. The setback from the road would place a house
on Lot 1 in the vicinity of
several large pines.
The walk then headed south on River
Road to the corner of Lots 2 and 3 where the
ground rises from the road toward the west and southwest. No curb cut has been
specified or approved by the DOT for access to Lot 3.
The test pit on Lot 2, originally
assumed to be on Lot 3, was located. The second test pit back from the road on Lot
2 was located and is significantly higher up on Mt.
Hunger than the first test
pit. There are mature trees here and a pretty building site.
The test pit on Lot 1 was located approximately
200 feet from the back lot line. It
appears to be lower than the test pit on Lot 2 and is on
flat ground, not much higher than the road. It appears that the USGS elevations are totally wrong because there is not a ten-foot elevation
change within two or three thousand square feet. The ground rises from that point up to Mt.
Hunger.
A building envelope will be designated
for each lot. Runoff from all the lots
will be toward the road.
Mr. Nehring led the group to a proposed building envelope on
Lot 3 within sight of a stone wall
marking the far boundary line of Lot 3 where the land
rises from the road. Access to Lot
3 will probably be at the boundary between Lots 2 and 3 because of the sight
lines on River Road. The area is low and may require fill, which
would change the drainage.
